Job Description

Project Manager, (Construction) a role to ensure all the Housing Compliance standards are met to conform with construction standards across Residential Building. PROJECT MANAGER ROLE DESCRIPTION Role title: Project Manager Reports to: Director – Operations Direct Reports: Nil Location: Taupo Salary plus Vehicle, Computer and Phone Role purpose To ensure that all Landmark Homes houses are built to stated quality standards, on time, at the stated profit margin and are signed off by a satisfied customer. Key accountabilities and decision ownership Client Relationship Build and maintain a strong client relationship through trust and regular contact by meetings, email and phone. Presenting and obtaining sign off on contract variations for the client. Meet with client at practical completion, complete a walk through and ensure client sign off. Attending promptly to client maintenance. Project Management Assisting with pricing variations and checking final account. Check plans (using Company checklist) and material cost report. Assist with quantity surveying of plans and costing estimates. Critical path planning, allocating subcontractors and updating schedule, using RAVE BUILD. Scheduling and ordering material from RAVE BUILD. Allocating sub contractual labour. Signing off all material/sub contractual accounts for payment. Meeting milestone billing targets set by the Company. Gathering of producer statements for Code of Compliance Certificate. Overseeing maintenance period and organising subcontractors to attend to maintenance promptly and following up maintenance to ensure satisfaction of clients. Bring to the notice of the Managing Director opportunities and recommendations for suppliers of materials. Such other duties as the company may from time to time direct. Site Set Up Arranging site set up: Water and power supply Temporary fencing as required Site safety pack Temporary toilet Storage Silt fencing as required Mark out Building platform excavation. Meet excavator and monitor excavation works. Document and photograph any excavation overruns and inform client. Site Visitation Quality control checks and reports filled in and filed. Collection of excess materials and pallets returned for credit. Site safe checks, hazard identification and hazard elimination. Booking and attending council inspections. Booking and following up on independent inspections reports. Trouble shoot technical issues. Ensure contractors keep the sites tidy. Photograph progress to supply to client via Rave Build. Sub-Contractor Management Allocating sub-contractor labour. Ensuring sub-contractors are site safe inducted. Ensuring sub-contractors have signed a Landmark sub-contractor contract. Ensuring all subcontractors have a current public liability insurance certificate and ensure that a copy of each current certificate is held at the Company office. Monitoring good site conduct. Monitoring timeliness both onsite and working to deadlines. Core competencies, knowledge and experience Proven experience in the New Zealand residential or commercial new build sector. Strong customer service focus. High attention to detail. Excellent communication skills. Proven track record of creating and maintaining a trade base. Strong leadership and have an ability to think progressively. Computer literacy. Technical / professional qualifications preferred Carpentry Trade Qualification. LBP. #J-18808-Ljbffr
