About the job Project Manager Lead Landmark Subdivision Projects in Queenstown and Wānaka Double Cone Limited is a specialist consultancy delivering civil engineering, Engineer to the Contract, project management and development management services across the Central Lakes region. With a significant pipeline of subdivision and land development projects secured, we are seeking a Project Manager with a Civil Engineering background to join our team from August 2026. This is an opportunity to work directly with the Directors in a small, high-performing team environment—with no layers of middle management and genuine ownership of your projects. About the Role As Project Manager, you will take responsibility for the successful delivery of subdivision and infrastructure projects from construction through to completion. You will lead project programmes, manage key stakeholders and work closely with contractors, consultants, councils and clients to ensure projects are delivered safely, efficiently and to a high standard. This role offers genuine project ownership and the opportunity to expand into client-side development management as your experience and interests evolve. Key Responsibilities Contract administration and certification under NZS 3910 Management of civil contractors and day-to-day project delivery Programme, budget and risk management Assessment and management of project variations Construction monitoring and reporting Health, safety and environmental compliance oversight Coordination of approvals and liaison with local authorities Stakeholder management across surveyors, civil designers and specialist consultants Use of project management systems including Procore, Smartsheet, Microsoft Excel and Word What We're Looking For 5+ years' experience in land development, three waters engineering, civil construction, or project management Strong understanding of subdivision development and civil infrastructure projects Working knowledge of NZS 3910 contract administration Civil design knowledge relating to earthworks, stormwater and wastewater infrastructure Strong communication and stakeholder management skills A proactive approach with the ability to work independently Tertiary qualification in Civil Engineering (BEng, NZDE, DipEng or equivalent) New Zealand residency or a valid work visa Why Join Double Cone?
