The Role We are seeking a proactive and customer-focused Property Manager to join our Hawke’s Bay team. This role is responsible for managing a residential property portfolio, delivering outstanding service to both landlords and tenants, and ensuring all properties are maintained to a high standard. You will be a strong communicator, highly organised, and confident in handling end-to-end property management responsibilities. Key Responsibilities Manage a portfolio of residential rental properties Build and maintain strong relationships with landlords and tenants Coordinate property advertising, viewings, tenant selection, and lease agreements Conduct routine inspections, entry and exit condition reports Manage maintenance requests and liaise with contractors Ensure compliance with the Residential Tenancies Act and Healthy Homes Standards Handle rental arrears, bond processes, and tenancy disputes where required Provide market insights and rental appraisals to landlords Maintain accurate records and reporting within property management systems Deliver a high level of customer service aligned with the Bayleys brand Skills & Experience Previous experience in property management or real estate Current NZ Certificate in Residential Property Management (Level 4) would be advantageous Strong knowledge of NZ tenancy legislation (or ability to quickly upskill) Excellent communication and relationship-building skills Highly organised with strong attention to detail Ability to manage competing priorities and work autonomously Strong problem-solving and conflict resolution skills Proficient in property management systems and Microsoft Office Full, clean NZ driver licence What We Offer Competitive base salary + incentives Supportive and collaborative team environment Established Bayleys brand with strong local presence Tools, systems, and admin support to succeed Career progression opportunities within a national network How to Apply If you are passionate about delivering exceptional property management services and want to be part of a trusted brand, we would love to hear from you. #J-18808-Ljbffr
