Job Description
Lead complex commercial and residential projects, including new builds, to secure high‑value property opportunities. Drive strategic negotiations and partnerships with developers and key stakeholders. The role is permanent and offers five weeks annual leave and insurance benefits. As a Property Delivery Manager You will be instrumental in driving property acquisitions and divestments within the Market Delivery Team. Your focus will be on converting opportunities into successful projects through robust business cases, strategic negotiations, and effective stakeholder engagement. You will lead projects to meet deadlines and reporting requirements, monitor progress to ensure accurate data capture, milestone compliance, and risk mitigation. Responsibilities Influence internal and external parties to resolve delays and keep delivery on track, on time, and within budget. Ensure all transactions adhere to internal processes and statutory obligations, including Rights of First Refusal, tax, accounting, and legal requirements. Support the Senior Property Delivery Manager in managing portfolio risk and reporting. Collaborate across Kāinga Ora business groups to align expectations and outcomes. Participate in flexible working arrangements; be in the office at least three full days a week for collaboration. Qualifications Tertiary qualification in property, business, management, or finance, or equivalent experience in the commercial property sector. Proven experience in property negotiations and successful transactions across commercial and residential sectors, including new builds. Strong background in working with developers and navigating the commercial property market. Demonstrated success in business development and stakeholder relationship management, including engagement with Iwi and Māori organisations. Excellent communication skills, both verbal and written, with the ability to represent the organisation professionally. Commercial acumen and financial literacy, with awareness of property market trends, financing options, and government procurement practices. Ability to adapt and thrive in a fast‑paced environment, managing risk and compliance effectively. Full, current clean NewZealand driver’s licence. Benefits Competitive salaries.
