This is a varied and rewarding role where you'll manage a portfolio of residential rental properties while building strong relationships with property owners, tenants, and contractors. About the Role As a Property Manager, you will be responsible for the day‑to‑day management of a residential property portfolio, ensuring properties are well maintained, tenancies are managed professionally, and all obligations under New Zealand's Residential Tenancies Act are met. Your responsibilities will include: Managing a portfolio of residential rental properties. Conducting routine property inspections, ingoing and outgoing inspections, and property viewings. Preparing tenancy agreements, bond documentation, and tenancy‑related paperwork. Coordinating maintenance and repairs with trusted contractors and following work through to completion. Building positive relationships with property owners and tenants through professional communication. Managing rent reviews, lease renewals, and tenancy changes. Marketing available properties and coordinating advertising and open homes. Maintaining accurate records and ensuring legislative compliance, including the Residential Tenancies Act 1986 and Healthy Homes Standards. Managing arrears, tenancy issues, and providing practical solutions while maintaining professionalism. No two days are the same, making this an ideal role for someone who enjoys variety, problem‑solving, and working with people. About You Excellent communication and relationship‑building skills. Outstanding organisation and time‑management abilities. Strong attention to detail and the ability to prioritise competing tasks. A calm, professional approach when dealing with challenging situations. Confidence using Microsoft Outlook, Word, Excel, and a willingness to learn property‑management software. A current full, clean New Zealand driver’s licence. The legal right to work in New Zealand. Experience in property management, real estate, customer service, administration, or a similar role would be an advantage, but we also welcome applications from motivated individuals who are eager to learn.
