Property and Facilities Manager – Permanent Full‑time (40 hours per week) Normal working hours: Monday to Friday 8:00am – 6:00pm. Based in Auckland, the portfolio spans regions from Northland to Tauranga. Role Overview We are looking for an experienced Property and Facilities Manager to lead the strategic, operational, and financial management of Ember's diverse property and accommodation portfolio. The role reports to the CFO and includes shaping property strategy, optimising assets, and ensuring the property portfolio supports the delivery of vital community services. Key Responsibilities Develop and implement Ember's property and accommodation strategy Manage property budgets, OPEX expenditure, rent reviews, reconciliations, and reporting Lead property acquisition, leasing, and tenancy activities Oversee Healthy Homes, BWOF, Health & Safety, and other compliance requirements Manage property maintenance programmes, inspections, and contractor performance Build productive relationships with landlords, agents, councils, developers, and suppliers Support and develop property and tenancy team members Provide strategic advice and reporting to senior leadership Qualifications & Experience Bachelor’s degree in Property, Business, Commerce, Facilities Management or related field, or equivalent experience At least 5 years’ experience in property management, facilities management, commercial leasing, and/or asset management (or 10+ years’ relevant experience if no formal qualification is held) Minimum 3 years’ experience within the Community Housing Provider sector Experience managing suppliers, contractors, landlords and stakeholders Strong financial management, budgeting and reporting capability Experience managing property maintenance, inspections and compliance programmes Strong contract management and negotiation skills Solid understanding of New Zealand property legislation, including the Residential Tenancies Act and Healthy Homes Standards Full and current NewZealand driver’s licence Valid/Current work visa, residency or citizenship Benefits Additional leave, including recreation days and study leave Comprehensive Health & Wellbeing programme, including health checks, flu vaccinations and Employee Assistance Programme Training opportunities for upskilling, personal and professional development and career progression The opportunity to make a meaningful impact every day in a values‑led organisation Equal Opportunity Employer Ember is an equal opportunity employer.
