Job Description

Maintenance Manager – Rydges Wellington Full‑time on‑site position in Wellington City, New Zealand. Overview Senior leadership role within the hotel management structure, reporting directly to the Hotel Manager and General Manager and supporting the General Manager of Hotel Engineering & FM. Responsible for protecting the integrity of the hotel building, plant and equipment, overseeing maintenance staff and contractors across Mechanical/HVAC, Fire, Electrical, Hydraulics and other building services. Key Responsibilities Provide an effective maintenance service to all departments, working hands‑on and delegating tasks to contractors and in‑house maintenance staff as needed. Maintain Building Warrant of Fitness (BWOF) and Compliance Schedules to the relevant AS/NZ Standards ahead of annual deadlines. Proactively identify areas for improvement, ensuring preventative maintenance plans are operational, audited and reviewed at least annually. Manage maintenance contractors engaged via myBuildings, ensuring works are carried out to the highest standard while maintaining a safe environment. Ensure building, plant, machinery and equipment operate at the most efficient level, in line with all OH&S, WHS and AS/NZ standards. Ensure the ongoing operation of fire alarm and detection systems, fire hydrants, sprinkler systems and other essential services to keep guests and staff safe. Manage Repairs & Maintenance department expenditure in line with the annual budget. Assist with the feasibility, planning, implementation and management of Capital Works projects as required. Create and manage departmental rosters, training and emergency procedures for the Engineering team. Be available on call for after‑hours call outs. What You'll Bring Proven experience in a maintenance or engineering leadership role, ideally within a hotel or large commercial building. Strong working knowledge of Mechanical/HVAC, Fire, Electrical and Hydraulic building services. A solid understanding of Building Warrant of Fitness requirements and applicable AS/NZ Building Act and code standards. Demonstrated experience managing contractors, budgets and capital works projects. A safety‑first mindset, with the ability to lead a WHS culture across the department.
