Quantity Surveyor - Landmark Homes Waikato Are you an experienced residential Quantity Surveyor who wants ownership of the entire scope, not just one part of it? We go beyond the ordinary, creating stunning homes that complement our clients' lifestyles. Landmark Homes Waikato is looking for an experienced QS to own the quantity surveying in-house. You'll help shape the systems, processes and commercial performance of the business. Working closely with the Managing Director and construction team to price the work, track the costs, negotiate with suppliers, and see each project through from early pricing to final account all alongside a down-to-earth team that genuinely cares about the customer journey and doing things properly About the Role This role combines technical costing, procurement, and client communication. Key responsibilities include: Produce material quantity takeoffs and quotes for new builds, variations and amendments. Check plans, specifications and selections to ensure everything is priced and accounted for. Provide price guidance to our sales team and New Home Consultant on Build plans and variations Cost Management Track job costs daily through the build and flag overruns before they become problems. Price and process client variations promptly and accurately. Prepare staged payment values and final accounts. Check invoices against quotes and resolve billing queries. Procurement Source quotes from subcontractors and suppliers, check them, and negotiate rates. Keep material and subcontractor rates current. Coordinate material ordering with our construction team. Talk directly with clients about pricing, variations and cost changes. Work alongside Landmark Homes Construction team, Project Manager and New Home Consultant Liaise with architects on design and construction questions as needed. Systems & Administration Maintain pricing files and templates, and keep standard plans current. Process orders and manage back-costing in Rave Build. The client-facing interaction matters more than it may appear on a list. A large share of this role is explaining numbers to people spending more money than they ever have on anything, sometimes numbers that have gone up. We're looking for someone who can hold both halves of that: the precision to get it right, and the warmth to talk about it well. You'll be someone who: Has solid QS experience in residential construction, and is ready to work independently from early on. Reads plans fluently and understands how a house actually goes together, not just what it costs. Is genuinely meticulous, because a missed line item here has a real cost consequence. Communicates clearly and calmly, including when the conversation is a difficult one. Negotiates confidently with suppliers while keeping the relationship intact. Owns a mistake quickly and fixes it, rather than hoping it goes unnoticed. Wants to help build the costing process rather than step into an established one. Enjoys client contact and would rather resolve something in person than let it sit in an inbox. Technical skills & experience A Quantity Surveying qualification or equivalent proven experience is required. This is an intermediate-to-senior position rather than a graduate role. Experience with pricing and estimating software, and comfortable working with CAD. We use Utecture for takeoffs, CAD work and pricing files, and Rave Build for scheduling, ordering and back-costing. Experience with these is a bonus. Confident Excel and Microsoft Office skills.
