You will lead on-site teams and subcontractors, ensure work is completed safely and to specification, and act as the key link between the site and the GM — Property & Construction. This is a hands-on leadership role suited to an experienced tradesperson or construction professional who thrives in a fast-paced, community-focused environment. Key responsibilities: 1. Construction Delivery & Site Leadership Lead day-to-day building and construction activities across residential, community, and commercial projects. Supervise on-site trade contractors and subcontractors, coordinating work sequences to maintain programme. Read and interpret architectural drawings, structural details, and specifications to guide construction execution. Ensure all building works comply with the New Zealand Building Code, consented plans, and project specifications. Manage site set-up, logistics, and materials procurement in coordination with project managers. Identify and resolve on-site issues promptly, escalating material risks to the GM — Property & Construction. 2. Health, Safety & Environment Champion a safety-first culture across all sites and ensure all personnel comply with the Site Safety Plan. Conduct and document weekly toolbox talks, pre-start checks, and site inductions. Manage health and safety obligations under the Health and Safety at Work Act 2015, including hazard identification, near-miss reporting, and incident response. Ensure environmental controls are maintained in accordance with resource consent conditions. 3. Quality Assurance & Compliance Implement and maintain quality assurance processes throughout construction, including hold point inspections and sign-off documentation. Coordinate with building consent authorities and inspectors to ensure timely code compliance inspections. Maintain accurate site diaries, inspection records, and photographic documentation throughout the build. Manage defect identification, contractor remediation, and close-out processes during the defects liability period. 4. Programme & Cost Management Develop and maintain construction programmes in coordination with the project manager. Monitor labour and materials outputs against programme milestones and flag delays early. Review and assess subcontractor progress claims and variations, providing a recommendation to the GM before approval. Contribute to value increasing and cost-saving initiatives without compromising quality or safety. Lead the delivery of planned maintenance programmes and asset improvement works across the housing portfolio, ensuring works are scoped, coordinated, and completed to standard. 5. Whānau & Community Engagement Maintain respectful and professional relationships with whānau, occupants, and community members affected by construction activity. Work collaboratively with consultants, councils, and iwi stakeholders in a manner consistent with the kaupapa of Tātau Tātau o Te Wairoa. Support the development of local kaimahi through mentoring and on-the-job training. Represent E Tipu professionally at site meetings, progress reviews, and community hui as required. 6.
