With an ambitious growth agenda, new investment momentum and the potential to develop around 400 units per annum, FLV is entering a pivotal stage in its evolution. This creates an outstanding opportunity for a commercially astute finance leader to shape the next phase of the organisation’s performance, governance and growth. The Opportunity Reporting to the Chief Executive Officer, the General Manager Finance & Company Secretary will be a core member of the executive leadership team and a trusted partner to the CEO, Board and shareholders. This is a broad enterprise leadership role, extending well beyond traditional finance stewardship. You will lead a small finance team and have the mandate to review, reset and optimise the function, ensuring FLV has the systems, structures, capability and insights required to support a business scaling at pace. The role also carries responsibility for company secretarial, legal and technology oversight, making it a highly influential position across the organisation. As FLV becomes increasingly data-driven, the GM Finance will play a central role in strengthening capital management, development performance visibility, budgeting, reporting, margin optimisation, risk management and supplier performance. There is also a clear opportunity to better leverage technology, automation and AI to create a modern, best-in-class finance function. Key Responsibilities Lead, develop and optimise the finance function, including team structure, capability, systems, processes and reporting disciplines. Provide high-quality commercial and financial advice to the CEO, executive team, Board, shareholders and key stakeholders. Drive robust budgeting, forecasting, management reporting, performance analysis and decision-support frameworks. Support effective capital management and deployment across a fast-growing development pipeline. Partner closely with the General Manager of Investment to provide insight into development performance, risk, margin and efficiency. Oversee company secretarial responsibilities and contribute to strong governance practices. Manage key external relationships, including banking, insurance, audit, legal, technology and other professional partners. Lead improvement initiatives across finance systems, automation, data, technology enablement and business intelligence. Contribute meaningfully to enterprise-wide strategy, culture, performance and organisational decision-making. About You You are a capable finance leader with sound judgement, strong commercial instincts and the credibility to operate effectively at executive, Board and shareholder level. You may already be operating as a CFO, GM Finance or senior finance leader, or you may be a high-potential “step-up” candidate ready to take on a broader enterprise leadership role. You will bring a comprehensive finance leadership skill set, but equally important will be your attitude, leadership style and ability to contribute positively to the FLV culture. You will be easy-going yet driven, pragmatic,strategic, and comfortable balancing hands-on delivery with longer‑term organisational impact. Exposure to aged care, retirement living, property development, infrastructure, construction or other project‑led environments would be advantageous, although sector background is less important than leadership capability, commercial acumen and the ability to build trusted relationships. What You Will Bring Senior finance leadership experience, ideally within a complex, growth-oriented or project-based environment. Strong commercial, analytical and strategic capability, with the ability to turn financial information into practical business insight. Proven ability to lead improvement, optimisation and change across systems, processes, reporting and team capability. Confidence engaging with Boards, shareholders, executive colleagues, professional advisers and external partners. A hands-on leadership style, combined with the maturity and judgement to operate as a trusted executive adviser. Experience across governance, company secretarial responsibilities, risk, legal or technology oversight would be highly regarded. A collaborative, positive and values-led approach, with the ability to build rapport and influence across the business. Ambition, resilience and appetite to help shape a business with significant long-term growth potential. This role is ideally based in Tauranga. We will, however, consider exceptional Auckland‑based candidates who are prepared to commute on a regular basis, noting that a meaningful on‑site presence will be required given the leadership accountabilities of the role.
