Reporting to the General Manager, you will lead our Property Management team and take responsibility for how the day to day runs. This is a hands on leadership role combining team management, operational oversight, compliance, and service excellence. It is a senior role for an experienced Property Management professional. What you will be doing Lead and support the Property Management team on a day to day basis Allocate portfolios and workloads to ensure balanced and effective coverage Coach, mentor and develop Property Managers Identify operational issues early and implement practical solutions Onboard and train new Property Managers Provide portfolio cover during planned and unplanned leave Oversee the end to end property management process, including marketing, tenant placement, rent reviews, inspections, tenancy variations and arrears management Ensure our Property Management systems are operating effectively and supporting team performance Maintain and improve systems, processes and workflows across the business Ensure compliance with the Residential Tenancies Act 1986 and Healthy Homes Standards Support the team with complex owner and tenant situations, and manage escalated matters when required Monitor and report on key operational measures including vacancy rates, arrears, inspection completion and maintenance turnaround times Train the team on systems, processes and best practice What you will bring NZ Certificate in Residential Property Management (Level 4) and a full, clean NZ driver licence Solid experience in Property Management, preferably including leading or mentoring a team A good working knowledge of the Residential Tenancies Act 1986 and the Healthy Homes Standards, and experience at the Tenancy Tribunal The organisational skills to keep a busy operation on track without losing the detail A steady, level head when things get busy or difficult A natural way with people that earns trust and brings the best out of a team Confidence with property management systems and the Microsoft suite Why you will want this role Property management is at the heart of what we do.
