Land Development Project Manager

Urban Estates is a respected and fast-growing land development company creating thoughtfully designed residential communities across Canterbury. With an exciting pipeline of projects and continued growth planned for 2026 and beyond, they are looking for an experienced Land Development Project Manager to drive the successful delivery of their subdivision developments. Working closely with the wider operations team, you will take day-to-day ownership of subdivision projects including coordinating consultants, contractors and councils, manage consent conditions and programmes, and keep delivery on track from planning through to title issue. This is a hands-on role suited to someone who enjoys taking ownership, solving problems on the ground, and building strong working relationships with everyone involved in getting a project over the line. Key Responsibilities: Subdivision Delivery Coordinate subdivision planning, delivery and staging Manage resource consent implementation and consent conditions Act as the primary point of contact for engineers, councils and consultants Coordinate contractors, monitor programmes and manage project timelines Attend site meetings and coordinate project communications Manage surveying, title issue timing and subdivision documentation Coordinate landscaping, reserves construction and fencing Manage reconnections and sale of existing houses Contract & Stakeholder Management Review tenders and schedules of quantities Administer and report on subdivision contracts, variations and retentions Assist with maintaining project budgets and cost-to-complete forecasts across subdivision projects, working closely with the finance department Coordinate third-party infrastructure projects and agreements Liaise with neighbours, utility providers and key stakeholders Land Acquisition & Rezoning Support land acquisition opportunities and feasibility assessments Coordinate consultant investigations and due diligence Coordinate rezoning consultants and stakeholder engagement Health, Safety & Operations Lead Health & Safety implementation across all subdivisions Contribute to operational planning and company strategy Experience: At least 3-5 years' experience in land development, civil construction, engineering or planning Proven experience managing subdivision projects from planning through to completion A solid understanding of resource consent processes, contract administration and tendering Experience implementing health and safety systems onsite Excellent communication and stakeholder management skills, with the confidence to liaise directly with councils, consultants and contractors High proficiency with Microsoft Office, including Microsoft Project A proactive, solutions-focused approach and the ability to make decisions under pressure A full New Zealand driver's licence This is an exciting opportunity to join a growing, ambitious business and take real ownership of the delivery of quality land developments across Canterbury. #J-18808-Ljbffr
