About the Role: As a Senior Housing Support Manager, you will have a more in-depth and holistic understanding of our tāngata and whānau housing and wellbeing needs as well as a strong knowledge of support services available to ensure that our tāngata and whānau live with the greatest degree of independence possible. You will be involved in building and maintaining positive and healthy relationships with tāngata and whānau, managing tenancies, conducting property inspections, organising maintenance needs, and solving problems quickly as they arise. You will have excellent customer service skills, the ability to prioritise and plan to meet required expectations with a degree of flexibility and initiative to achieve a positive outcome. Senior Housing Support Managers will visit tāngata and whānau at their SASH (Salvation Army Social Housing) home and from time to time will attend meetings with key stakeholders to ensure that the tailored support and services stay in place for our tāngata and whānau. You will also share knowledge and experience with others to develop team capability, and mentor team members. This role provides a real opportunity to make a real difference in our tāngata and whānau lives, as you will build strong and lasting relationships and be able to ensure that their housing and wellbeing needs are being met. What will your responsibilities be: Assist new and existing tāngata and whānau to complete any paperwork required by SASH e.g., Tenancy Agreements, payment authority etc. Matching and placement of applicants is done accurately and timely, considering the complexities of the community as well as suitable match with the property. Rent payments are tracked accurately and regularly. Support tāngata and whānau to meet their tenancy commitments, including those regarding neighbourliness, upkeep of home and planning their rent payments so that these are made on time. Whānau understand their rights and responsibility under the RTA and to MSD. Inspections are carried out regularly as required by SASH and Government contracts. Capture and maintain tāngata and whānau records in a timely manner in the appropriate internal systems, aligned to SASH guidelines and standards. Responsible for conducting timely final inspections. Responsible for emergency and/or urgent maintenance phone calls after hours. Ensure that SASH meets our tenancy management obligations under the Residential Tenancies Act 1986. Our ideal candidate will: Minimum 2 years’ experience in the housing and property sector. Demonstrated skills in strength-based conversations to help whānau shape their thinking on their wellbeing priorities and support whānau to develop their go forward/next steps. Cultural awareness to align approach to our whānau aspirations and preferences, particularly in working with Māori and Pasifika. Demonstrated experience in managing complex caseloads. Strong organisational, planning and time management skills to prioritise portfolio needs. Skilled in using the suite of Microsoft products and technology. A sound working knowledge of the Residential Tenancies Act. Ability to manage professional boundaries, show good ethical judgement, and apply policies and code of conduct, processes, and practice guidelines. Current and full New Zealand driver's licence.
