Team Leader - Property Assessment (Auckland) Lead a high-performing team delivering critical property assessment services Across Aotearoa Play a key role in improving housing quality and the lives of our customers living in our homes Newmarket based, permanent role + 5 weeks' annual leave and insurance benefits The Team Leader - Property Assessment plays a key leadership role within Kāinga Ora's National Services group, overseeing the Property Assessment team and reporting to the Manager - Inspections. The role is critical in ensuring the consistent delivery of high-quality, conditioned-based property data, and health and safety related property assessments across Kāinga Ora's property portfolio. This includes implementing and maintaining quality frameworks, ensuring the right processes are followed, and that staff are appropriately supported, trained, and allocated work based on competency and need. To succeed in this role, the Team Leader must combine strong technical knowledge of building construction, inspections, and maintenance with proven leadership and relationship management skills. They are responsible for forecasting workloads, mentoring staff, managing contractors, and maintaining compliance with conflict-of-interest protocols. The role supports a high-performing, quality driven assessment environment and requires travel across the country to provide on the ground support to the teams. You will be supported by administrative staff and a team of building maintenance Inspectors and will contribute to the creation of a high-performing, values-driven work environment. Here's what you will bring to the role: A relevant building and or design qualification or relevant experience within the building maintenance sector Diploma (Level 6) in Building Control Surveying and / or a recognised qualification in the building design and / or construction (Advanced Trade Certificate, NZCB, NZCD or equivalent) Minimum 5 - 10 years of experience in construction management or building maintenance sector Minimum 2 - 5 years of experience in building property assessments or building maintenance role Proven ability to manage work volumes, plan strategically, and forecast resources effectively. Expertise in developing and implementing quality assurance and health & safety standards. Strong interpersonal and communication skills, with the ability to influence, mentor, and lead across a large organisation. A practical and positive approach to problem-solving and continuous improvement. Experience managing external contractors and navigating internal and external stakeholder relationships. An understanding of conflict-of-interest protocols and best practices in risk management. A full and current New Zealand Driver's Licence You must also be willing to travel across New Zealand to support regional teams and field operations.
