Property Manager - Airbnb/Short Term Rentals (Part-time) Furnished Rentals - Auckland, North Island Furnished Rentals is a short-term rental (Airbnb) management agency that provides beautifully appointed, furnished accommodation in Auckland. Managing around 60 properties on the North Shore and Central suburbs, Furnished Rentals caters for all types of guests including holidaymakers, tourists, families moving to NZ, people renovating, corporate travelers, film production companies, those in-between houses and many more. The company was founded by Amy Rennell and was born out of a fantastic experience Amy had with renting her own house to guests on a fully furnished, short term basis. Furnished Rentals is now on the lookout for a part time Property Manager to come on board to ensure houses are well looked after and presented in a fashion that results in 5 star guest reviews. The role In this role, you will ensure that the houses are beautifully presented and set up for guests. You will undertake regular inspections at the house (mostly when vacant) and have a sharp eye for detail notice anything that needs attention, replacement, repair etc. You will liaise with the property owners and maintenance teams to action maintenance jobs and source amenities and items as needed. You will ensure the houses are presented to a standard that meets guest expectations and leads to good reviews. The role will be mostly out and about, not office based. You will work from the office on Marua Road when admin tasks as required. Tasks & responsibilities Independently manage, schedule and undertake regular 6 monthly property inspections Liaise with owners to coordinate maintenance and repairs, managing contractors, quotes, and scheduling Liaise with guests, bookings team and service providers where and when needed Undertaking property onboarding assessments and documenting relevant items and instructions Checking the new listings are created with all relevant information recorded Ordering/shopping and arranging for replacement items or repairs where needed Styling and fitting out houses as requested by owners (occasional) Runner - delivering items to houses or helping out with ad hoc tasks as needed About you You will have an eye for detail and exceptional housekeeping standards to ensure houses are perfectly set up and ready for guests. You will be proficient at running a household and understand what is needed for guests to have a 5 star experience. You will be tech savvy as the work is done using software and digital platforms. You will be practically minded and be able to deal with some maintenance issues yourself - some heavy lifting may be required at times. Ideally you will have practical DIY/reno, interior design, or cleaning experience to help you excel at this. Ideally you will have previous Airbnb property management experience. Above all, you will be super organised and able to manage your time and duties autonomously to ensure tasks are completed and guests are happy. This is a very varied role, and your most important attribute will be your willingness to work things out, muck in and make things happen! Qualifications & experience You might have sales and/or customer service experience in a related field. Your background might be in property management, hotel management, travel agency, flight attendant, relocation company or similar. Or you might be a Mum that is looking at getting back to work - used to running a household, with high cleanliness standards, practical DIY skills and proficient at juggling duties. You will be proficient with using software Apps in a work environment and be generally tech savvy. You will need your own car and full drivers license and mileage will be paid at the standard rate. Hours of work and transport Mon - Fri approx. 15 hrs per week.Check-in and check-out times are between 10am and 4pm so property inspections are generally done between these hours. There can be some after hours and weekend work required, responding to urgent enquiries or maintenance issues. You will be expected to manage your own schedule and time to ensure all houses are inspected on a regular quarterly basis. You will need your own car and full drivers license and mileage will be paid at the standard government rate. You will be working in a small team and manage your own schedule.
