On-Site Motel Managers Wanted - Make This Business Your Own Kaikoura Waterfront Apartments and Beach Motel is looking for an individual or couple ready to take genuine ownership of a thriving hospitality business in one of New Zealand's most beautiful coastal towns. This is a full-scope, on-site contractor role managing our Waterfront Apartments and Beach Motel with 27 properties across two prime waterfront sites in Kaikōura. If you've ever dreamed of running your own accommodation business, without the capital outlay of buying one, this is about as close as it gets. You'll have full autonomy over day-to-day operations: guests, staff, bookings, revenue and compliance are all in your hands. Couples are especially encouraged to apply, many of our most successful on-site managers split responsibilities between hands‑on hospitality and back‑office operations, running the business together as true partners. This isn't a shift-work management job. It's a contract for someone (or two someones) who wants to treat this motel like it's theirs, building the guest experience, growing the revenue, and shaping how the business runs. What running "your own" motel would involve: Owning the guest experience end-to-end, check-in/check-out, payments, and creating a five-star stay every time. Driving revenue across third‑party platforms (Airbnb, Expedia, Booking.com, PriceGenie) and adjusting rates to maximise yield. Keeping the website and social channels active and engaging, as if promoting your own brand. Reporting monthly on occupancy, revenue and budget, the same numbers you'd track if this were your own P&L. Building and leading your own on‑site team, hiring and training to your standards. Owning Health & Safety compliance across the site. Partnering with local tour, activity and event operators to bring more guests through the door. Managing the on‑site e‑scooter and e‑bike hire fleet. Running stock and supplies efficiently, like any owner‑operator would. Overseeing the Seekom booking system and guest communications. Rolling up your sleeves for cleaning, laundry and grounds when the business needs it. Arranging (and having approved) cover during your own leave, because you're the one accountable for continuity. What you (or the two of you) bring: Proven experience managing motels, hotels or multi‑site short‑stay accommodation, ideally with an ownership or general‑manager mindset. Commercial confidence: budgets, reporting and yield management aren't intimidating to you. Comfort with booking platforms, social media and property management systems (Seekom a plus). A track record of building and leading a team. A genuine "whatever it takes" attitude, happy to step into any part of the operation. Strong people skills and a natural instinct for hospitality. The resilience and independence to run a business, not just a shift. Desirable: First Aid Certificate, Gas, Hazardous Substances and Chemical Training. Why take this on?
