Property Operations and Services position Goodstaysmanages and leases rental holiday accommodation for short-medium term in the Queenstown and Waiheke Island regions with 200+ properties under management. We currently have a position available in both Waiheke Island and Queenstown.Property Operations and Servicespositionis primarily responsible for managing the property presentation, cleaning, and maintenance . This role includes performing deep cleaning processes on properties, property inspections, property maintenance, and property reporting ensuring that the properties are up to required standards and that properties are functional, clean and tidy for use. We’re looking for someone who will set a clear mission for our guest experience to facilitate Goodstay's guest service policies and procedures to create engaged guests facilitating organic growth of the business. Good communication skills are a must-have in this job. You need to be physically able, be available to work on weekends and public holidays.. Required Knowledge/Skills/Job Qualifications: Day and time requirements: The applicant must accept irregular work hours. However most workdays are 9 to 5. The applicant must be available to work weekends and public holidays. Minimum hours per week is 30 hours. Knowledge, skill and ability requirements. Experience in the property management and property services is preferred. Cleaning and servicing experience. The ability to drive a manual transmission light commercial vehicles required. The ability to anticipate customer needs, change goals and direction quickly and multitask. Capable of using independent judgement/solid decision-making skills ability. Proven comfort and experience to interact effectively with all levels of management, guests, associates and clientele both inside and outside of the organisation. A full driving license Must live in Queenstown. Activator/self-motivated to accomplish goals, with a strong sense of responsibility. Adequatewritten and verbal communication skills in English essential. Other languages is beneficial. Job Description and Responsibilities This role is a very active and busy role. You must be a physically fit and able person to perform the role. During peak tourist seasons it requires movements around multiple properties on a daily basis, performance basic duties in relation to linen and rubbish management, collection of property reporting elements, completion of scheduled tasks, submitting reporting and communicating with guests in properties, owners of properties and the Goodstays Management Team. The peak seasons are July through to October and December/January. Outside peak periods you well be required to help complete or schedule to complete maintenance, servicing and cleaning tasks to ensure the effective and efficient upkeep, maintenance and presentation in the properties under management and the fleet of vehicles the business uses. A set of both practical and administration skills will be required. During peak season, start times will vary around business activity and servicing constraints. Travelling to and servicing of properties ready for inspection is dependant on external contractors so Goodstays has to schedule it's requirements and needs around the external contractor's abilities to complete their tasks. Goodstays also has to schedule work around guest arrival and departure dates which vary in date and volume on a weekly basis. The multiple moving parts associated with this industry require flexibility from the employee in relation to scheduling. A keen eye and attention to detail is required for success in this role. As is a positive, can do attitude. This role and the industry is constantly changing and evolving so a keenness to learn and adopt change is necessary. Remuneration Remuneration: $34.00 – $39.00 per hour. Initial appointment is expected to be at or near the lower end of the range. Movement toward the upper end will depend on performance, experience gained in the role, and ongoing value to the business. There is a guaranteed 30 hours per week. Work may often exceed 40 hours per week as we are a tourism based industry we have big swings in work volume depending on the time of year. Work over 40 hours per week is paid at time and a half. The role requires Public Holiday work. Public Holidays are paid at double time and a half. There is always plenty of work. You just need to roll your sleeves up a bit. #J-18808-Ljbffr
