Regional Portfolio Manager - Residential Property Management Evans Property Management | Tauranga, Bay of Plenty Are you an experienced residential property management professional ready to step into a senior leadership role? Evans Property Management is looking for an experienced and accomplished Regional Portfolio Manager to oversee our residential property management operations, provide leadership, guidance and operational support to our property management team, while also taking full responsibility for the day-to-day management and performance of their own residential property portfolio. This is a senior, hands-on position requiring proven New Zealand residential property management experience. You will need to confidently manage complex tenancy matters, oversee financial and operational processes, support a team and ensure our portfolio operates to a consistently high professional and compliance standard. Evans Property Management is looking for an experienced and accomplished Regional Portfolio Manager to oversee our residential property management operations, provide leadership, guidance and operational support to our property management team, while also taking full responsibility for the day-to-day management and performance of their own residential property portfolio. This is a senior, hands-on position requiring proven New Zealand residential property management experience. You will need to confidently manage complex tenancy matters, oversee financial and operational processes, support a team and ensure our portfolio operates to a consistently high professional and compliance standard. About the Role You will have responsibility for the effective operation and performance of our property management portfolio, including: Leadership and oversight of the property management team Monitoring portfolio performance, workloads, compliance and service standards Managing complex and escalated landlord and tenant matters Overseeing rent arrears, breaches, notices and tenancy terminations Preparing evidence and documentation for Tenancy Tribunal matters and attending hearings when required Ensuring compliance with the Residential Tenancies Act 1986 and other relevant requirements Overseeing property management banking, daily reconciliation processes & disbursements Maintaining accurate records and strong financial controls Supporting the team with conflict resolution and challenging tenancy situations Monitoring inspections, maintenance, rent reviews, renewals and other key portfolio requirements Identifying operational and portfolio risks and taking appropriate action Maintaining strong relationships with property owners, tenants, contractors and other stakeholders Helping develop and maintain efficient property management systems, processes and procedures What We're Looking For To be considered for this position, you must be able to demonstrate: Significant residential property management experience Previous experience in a management senior leadership position overseeing both a property management team and residential portfolio Practical working experience with PropertyMe Practical working experience with TPS Experience with property management banking, reconciliation & disbursements Previous experience preparing for and attending Tenancy Tribunal hearings Strong practical knowledge of the Residential Tenancies Act 1986 & any amendments to the Act Experience managing complex tenancy matters, arrears, breaches and dispute resolution Proven ability to manage and resolve escalated landlord and tenant issues Strong leadership and people-management skills Excellent conflict-resolution and negotiation skills High attention to detail and strong administrative skills Excellent written and verbal communication Strong time-management skills and the ability to prioritise a demanding workload The ability to remain calm, professional and solutions-focused under pressure Sound judgement and confidence making operational decisions Strong computer literacy A clean, current New Zealand driver's licence Current legal entitlement to work in New Zealand Is This You? You will be organised, confident and approachable, but equally comfortable having difficult conversations when required. You will understand the importance of getting the details right, maintaining excellent documentation and ensuring legislative and financial requirements are consistently met. Most importantly, you will be a team-focused leader who can support others while taking ownership of the overall performance and standards of the portfolio.
